Know Before You Book
These policies help guests understand reservation requirements, cancellation timing, fees, and what happens if a guest does not arrive for their scheduled stay.
📅 Reservation Policy
- A 2-night minimum is required for all reservations. Walk-ins are always welcome and can stay for one night, if space is available.
- All reservations require payment in full at the time the reservation is made.
- Holiday time periods have a 3- or 4-night minimum stay.
- Special time periods consist of Harborfest, Blueberry Festival, and Halloween and are charged holiday rates.
- Reservations made within 7 days of arrival require a non-refundable deposit.
- A reservation fee is assessed on each reserved site or lodging unit. This fee is assessed by the software company and is non-refundable.

❌ Cancellation Policy
7+ Days Before Arrival
- Cancellation fee of $25
- The reservation fee is not part of the $25 cancellation fee and is non-refundable.
- The reservation fee is the software charge for making a reservation.
Within 7 Days of Arrival:
- 1-night site rental on Regular Rate Periods for each site, cabin, cottage, or golf cart reserved.
- 2-nights site rental on Special Time Periods for each site, cabin, cottage, or golf cart reserved.
- 3 or 4 nights on Holiday Time Periods for each site, cabin, cottage, or golf cart reserved.
If you are within 7 days of arrival and decide to change your dates to a different time frame, you will incur a $25 move fee. If you later decide to cancel the moved reservation, the original cancellation fee will apply based on the original booking period, in addition to the $25 move fee.

🚫 No-Show Policy
All reservations will be held until 9:00 AM on the morning following your scheduled arrival. If you do not arrive and have not cancelled your reservation, you will lose all monies associated with your reservation and your reservation will then be cancelled.
Failure to arrive without canceling will result in full forfeiture of your reservation.
